What Does an Electrician Look for in a Pre-Purchase Inspection

Buying a home involves trusting a lot of inspectors. Your general home inspector walks through the attic, tests the outlets, notes the panel brand, and moves on. That's appropriate for a general survey — but electrical systems have depth that a general inspector isn't always positioned to assess. A dedicated electrical inspection by a licensed electrician fills that gap, and it's often worth the cost when the home has older wiring, a large panel, or significant added circuits.

Here's what an electrician is actually looking at when they conduct a pre-purchase inspection.

The Main Panel and Service Entrance

The main electrical panel is the first place a licensed electrician looks carefully. They're assessing the overall condition of the enclosure, the labeling of breakers, whether the panel brand has any known service history, and whether the panel is sized appropriately for the home's current electrical load.

They'll also look at the service entrance — where the utility's wires connect to the home's system. This is an area that general inspectors often pass over, but it's where weathering, improper connections, and service capacity issues tend to show up.

The panel inspection isn't just visual. An electrician may use a non-contact voltage tester, look inside the panel cover, and check for signs of heat damage, corrosion, or amateur modification.

Branch Circuit Wiring and Outlets

A general inspection checks whether outlets work. An electrical inspection asks more: Are the circuits properly protected? Are there outlets in locations that should have them and don't? Are older circuits still performing correctly?

An electrician will test a representative sample of outlets throughout the home. They're looking for indications of reversed polarity, missing ground connections, and circuit breakers that may not be sized correctly for the wiring they protect. In older homes, they may identify wiring types that were common in their era but that owners should understand.

This is also where they check for the presence of appropriate protection in kitchens, bathrooms, garages, and outdoor areas — locations where moisture and ground fault risk are higher.

Grounding and Bonding

Grounding and bonding are the parts of an electrical system most invisible to homeowners but most consequential in a fault condition. They provide the path that allows a circuit breaker to trip when something goes wrong, rather than allowing dangerous current to build up.

An electrician checks the grounding electrode system, the connections between the panel and the ground, and whether the metallic plumbing and gas lines are properly bonded. This is not something a general inspector covers in depth, and it's not always visible without knowing where to look.

Subpanels and Added Circuits

Many homes have subpanels in garages, workshops, or additions. These are their own inspection points — an electrician checks whether a subpanel was correctly installed, whether it's properly protected, and whether it's connected with appropriate wiring.

Added circuits are another area of attention. Homeowners sometimes add circuits themselves or hire unlicensed help to do so. An electrician can identify wiring that doesn't conform to standard practice and flag it in their report.

What the Report Covers

After the inspection, a licensed electrician provides a written report that describes findings and their relative significance. Unlike a general inspection report, which covers dozens of systems at once, an electrical report focuses entirely on the electrical systems and can be more precise about what was found and what it means.

This is useful in negotiations. If the report identifies a panel that needs replacement or significant circuit work, that's a concrete finding with a real cost that can inform your offer.

How This Differs from a General Inspection

A general home inspector is trained as a generalist. They identify items that are visibly deficient or potentially hazardous, but they don't typically open panels beyond a visual check, evaluate circuit sizing, or trace wiring runs. Their electrical section is a starting point, not a complete picture.

A licensed electrician who performs a dedicated inspection brings trade-specific knowledge to the assessment. They understand how systems age, what common failure points look like, and what findings are routine versus genuinely concerning.

If the general inspector's report notes anything about the electrical panel, wiring condition, or older wiring types, a dedicated electrical inspection before closing is worth considering. It turns a flag into a clear answer.
